Building Control fees and charges

Full Plans Application

The full plans application is paid for in two stages, Plan fee and Inspection fee.

Plan fee

This is payable after you have completed a full plans application, and covers our costs in administering the application and checking your plans and specifications.

Inspection fee

This is payable after the first inspection has been made on a full plans application. The cost covers visiting the site, inspecting the work and issuing a completion certificate.

Building Notice Application

The fee is payable when the building notice is given to us. This charge covers site inspections, any design checking and issuing a completion certificate.

Regularisation Application

The fee is payable when you have completed a regularisation application for unauthorised work. The charge covers all administration, site checks and inspections.

Exemption to fees

Fees are not payable when work is carried out to buildings which have specific facilities added to support disabled people.

Individual

If you're proposed building work that does not fit into the standard charges below, we can provide you with a quote for an individual fee - please submit the request for a quote using the online form below.

VAT is payable on all charges except for regularisation fees.

Building Control charges from 1 July 2021. Charges quoted are inclusive of VAT at 20.0%.

Charges relating to work for electrical work not carried out by an electrician registered to self-certify under Part P of Building Regulations

Individually determined charges

This method of determining the charge, mainly relates to commercial projects and larger Domestic schemes,  and includes all other building work that is not listed in our ‘Standard Charge’ Tables Above. These include:

  • Charges for Regularisation Applications which are based on individual quotations. Please note no VAT is payable on a Regularisation Charge.
  • Applications subject to a Reversion Charge (work reverting from an Approved Inspector to the Local Authority).
  • Building work that is in relation to more than one building.
  • Building work consisting of alterations to a domestic property (other than extensions) where the estimated cost exceeds £50,000.
  • Building work consisting of a domestic extension where the floor area exceeds 100 square metres.
  • Building work consisting of a non-exempt domestic garage or carport with a floor area over 60 square metres.
  • Non-domestic building work consisting of alterations, extension or new build where the cost of works exceeds £50,000.
  • Work consisting of the erection or conversion of 2 or more dwellings, and/or where the floor area of a new dwelling exceeds 500 square metres. For all new housing schemes.
