The Ascot Placemaking Supplementary Planning Document (SPD), developed following extensive engagement with residents, developers and local businesses, provides a framework to shape future investment and regeneration and support infrastructure planning.
The framework and cabinet report will first be discussed at the Place Overview and Scrutiny Panel meeting on Wednesday 16 July, ahead of Cabinet, where it is being recommended for adoption.
By supporting the Borough Local Plan and the Ascot, Sunninghill and Sunningdale Neighbourhood Plan, the SPD aims to ensure development reflects local aspirations and delivers high-quality design, better connectivity and a vibrant local centre.
Councillor Adam Bermange, Cabinet Member for Planning, Governance and Asset Management, said: “This sets the right expectations for development, provides clarity for developers and will reassure residents that we are working to deliver a coordinated and high-quality future for Ascot. Throughout the process, we’ve listened to your feedback, making changes to reflect local priorities.”
The planning framework has been shaped by a wide range of public engagement, including a formal public consultation between November 2024 and January 2025, and earlier input from local community groups, businesses and landowners. Feedback from the Overview and Scrutiny Panel is also welcome ahead of Cabinet.
It also supports active travel by identifying improvements to pedestrian and cycle links, while also recognising the continued importance of car access and parking. It also outlines ambitions for a new community hub and village green, as set out in the Borough Local Plan and Neighbourhood Plan.
This approach aligns with the council’s wider goals of delivering a more coherent approach to regeneration across the borough and ensuring that new development benefits local communities.
