I am requesting the following information relating to the York Road Trinity Place / Cooper Court development in Maidenhead, including any public realm areas, estate-managed areas, or social housing blocks forming part of or directly connected to the development:
1. Adoption Status
Please provide the current status of the adoption process for any roads, footpaths, lighting, drainage, open spaces or other public realm areas associated with the development.
2. Snagging and Defect Information
Please provide any:
• snagging lists
• defect reports
• inspection notes
• remedial work requests
issued to or received from Vistry Group (or its contractors/consultants) relating to adoption of the public realm.
3. Council - Developer Correspondence
Please provide copies of correspondence (emails, letters, reports or meeting notes) between the Council and Vistry Group (or its contractors/consultants) regarding public realm adoption. To keep this within reasonable cost limits, please limit this to the last 12 months.
4. Council - YRML Correspondence
Please provide any correspondence between the Council and York Road (Maidenhead) Management Limited (YRML) or its directors regarding:
• estate management
• adoption issues
• service charges
• property management concerns
(again limited to the last 12 months).
5. Social Housing Block: Leaseholder / RP Information
Please confirm:
• which organisation(s) act as the leaseholder(s) or registered provider(s) for the social housing units within the Trinity Place block; and
• any role played by the Council (e.g., as freeholder, headlease holder, shareholder, or through nomination rights).
6. Council - Registered Provider Correspondence
Please provide any correspondence (last 12 months) between the Council and any registered provider / housing association associated with the Trinity Place block relating to:
• estate management
• service charges
• adoption issues
• property management concerns
7. S38 / S104 Adoption Agreements
Please provide copies of any:
• Section 38 agreements (roads)
• Section 104 agreements (sewers/drainage)
associated with the York Road Trinity Place / Cooper Court development.
8. Adoption Timetables or Programmes
Please provide any adoption timetables, expected schedules, or programmes of works provided to the Council by Vistry Group or its contractors in relation to public realm adoption.
