Building Control

The building control team evaluate plans and inspect building work in progress to ensure that Building Regulations are met.

The Building Regulations are legal requirements aimed at achieving minimum standards of construction. They are levels of performance laid down by Parliament which deal with the construction of buildings and the installation of some services.

The regulations cover a comprehensive range of requirements including issues such as structural stability, fire safety, moisture resistance, saving energy and making buildings suitable for disabled people.

If you want to put up a new building or extend or alter an existing one, the Building Regulations will probably apply. They will probably also apply if you put a building to a differing use.

Community Infrastructure Levy (CIL)

CIL is a levy that local authorities can choose to charge on new development in their area. The money raised can be used to fund a wide range of infrastructure such as transport schemes, schools and open space.

Conservation Areas

This layer displays Conservations Areas within the Royal Borough of Windsor and Maidenhead.

Enforcement Notices

The enforcement team are responsible for investigating alleged breaches of planning permission. These may occur where works are undertaken without planning permission being obtained or where works do not follow the plans or conditions agreed when the permission was granted.

Where such a breach is found to have occurred, the enforcement team will issue a notice identifying how the works are in breach and what must be done to rectify the situation. These notices attach to the property and will continue in force even if the property changes hands.

Listed Buildings

It is important to note that the listed buildings identified on the maps show only the approximate outline of the individual building that is identified in the official list. This should be used for identification purposes only.

Those with an interest in the building should be aware that the listed building legislation also applies to some buildings within the curtilage of the principal listed building, and the definition of the curtilage can include buildings that were once associated with a building, but have subsequently been separated. Also, structures within the grounds of a listed building, such as garden walls are likely to be protected by the legislation.

This is a legally complex matter and if there are any doubts as to whether a building might be subject to listed building controls, it is recommended that the council is contacted for further guidance. Also when identifying that a building is not shown as being listed, it would be more accurate to say that the building is not a principal listed building identified in the statutory list of buildings of special architectural or historic interest.
