The proposed terms of occupation are listed below:
Accommodation
Gross internal area of 157.9 sq m (1700 sq ft). The unit is located on
the first floor of the building.
Rent
£15,000 per annum payable quaterly in advance by bankers
standing order. The rent will be subject to upwards only review at
regular intervals depending on length of lease agreed between parties.
Term
The length of the lease is to be agreed between the parties,
commencing on a date to be agreed.
Use
The premises are to be used for light industrial and or storage
purposes, but excluding any use associated with vehicle body repairs,
panel beating and paint spraying.
Floor loadings
Any equipment or goods stored is not to exceed the load bearing
capability of the floor which is designed to a uniform distribution load of
150lbs per sq ft.
Outgoings
The tenant will pay business rates and any other outgoings on
the premises. The RV (Rateable Value) is £14,000 (2005 list).
The UBR (Uniform Business Rate) is 43.3p for 2006/7.
Repairs
The tenant will be responsible for keeping the interior of the demise premises
in good repair, decoration including ceilings, walls, floors, windows, together
with glazing and doors. The Council will be responsible for the external
and structural repairs, together with maintenance of the lifts and common
parts.
Insurance
The Council will insure the premises against loss and damage due
to fire and other usual perils and will recharge a fair
and reasonable proportion of the premium to the tenant. The tenant
is to insure its stock, fixtures and fittings and staff/employees.
The tenant shall indemnify the Council against all claims which may be made
against it as a result of the lessee's wilful neglect or non-observance of
its covenants.
Utilities
The in-going tenant is to make all necessary arrangements with regard to the
supply, connection and payment of all services to the unit.
Communal Services
The Council provide and maintain the following services at no
additional service charge:
1. Loading bay with 4.2m (14 ft) headroom
2. Two hydraulic goods lifts, with maximum loadings of 1 and 3 tonnes
respectively
3. Entrance foyers and stairwells with companies name board
4. Communal cloakrooms (3 female and 3 male)
5. Bulk refuse bins, located in bin store outside the building
6. Communal car park. (Generally 3 parking permits are allocated to
each unit)
7. On-site caretaker during normal working hours
Assignment and Sub-letting
Will be subject to the Council's prior written consent (such
consent not be unreasonably withheld).
Lease
The tenant will be expected to enter into a formal lease with
the Council which will contain other conditions deemed necessary to protect its
interest.
Costs
The tenant will be expected to bear the Council's reasonable legal costs
incurred in the preparation of the lease.
Rental
Offers are invited for the annual rental, which will be payable
quarterly in advance.
