Badnells Pit / St. Mary's Development

The Michael Shanly Group announced on 31st July 2009 that it would be going ahead with the remediation of the Badnell's Pit site by implementing the planning permission granted by the Secretary of State on 11th May 2006. The decision can be downloaded below.


Whats happening on the site at the moment?

The developer has cleared vegetation on the site and is in the process of building a new timber hoarding around the site. The hoarding will be 3m high and was approved by the Secretary of State as part of the Method Statement for the remediation. It is this high primarily to keep the site secure during the works and help to contain noise. You can read more about this in the Frequently Asked Questions in the column to the right.

During February and March the site access and site compound will be constructed, Japanese Knotweed removed by specialists and a lagoon will be constructed. In March it is also expected that a wall will be constructed in the ground to intercept groundwater flowing towards the site. This will help to ensure the remediation can take place safely. The Royal Borough has recently refused permission for a proposal to increase the number of daily lorry movements allowed to and from the site so that the remediation works can be completed quicker. A planning condition currently restricts the number of vehicle movements to 200 per day, including no more than 102 HGV movements (51 in and 51 out). The new application wanted to increase the vehicle movements to no more than 300 per day, including no more than 200 HGV movements (100 in and 100 out).

The Maidenhead Development Control Panel considered the application on 18th January and unanimously refused planning permission on the basis of the effect of the increased traffic movements on the living conditions of nearby residents. An appeal has now been submitted to the Planning Inspectorate. Comments received about the original application have been forwarded to the Inspector.
