Building Control - National Type Approval Frequently Asked Questions

The Scheme has been designed to escape from bureaucracy and to speed up the plan approval process. As a developer, you can arrange to have standard designs examined for compliance with the Building Regulations just once and, under the procedures of the scheme, this approval is accepted by all other Local Authorities in England and Wales without any further checking, except for site related matters.

Aspects of the new development that are not included in the Type Approval Certificate are those peculiar to the local area, for example:

  • Ground Conditions and Foundations,
  • Drainage works
  • Fire precautions relating to Site Boundaries
  • Fire precautions relating to Site Accessibility
  • Local Fire Authority requirements for industrial and commercial developments

A Type Approval Certificate is issued, which can then be submitted with a Full Plans application.

There is no additional registration fee for Type Approval, although Building Regulation Charges will be payable upon the submission of a Full Plans application to a Local Authority.
