Building Control – Demolition Frequently Asked Questions

Generally, any person intending to carry out any demolition work of whole or part of a building within the Borough, is required to notify Building Control before commencing it. The only exceptions are :  the demolition of any building below 50 cubic metres ( 1750 cubic feet ), roughly the size of a single garage, the structure is a greenhouse, conservatory, shed or prefabricated garage which forms part of a larger building, an internal part of the structure only or a demolition arising under Part IX of the Housing Act 1985. This is a requirement under Section 80 of the Building Act 1984. If in doubt please ask.

If you are in any doubt about whether the structure you intend to demolish is exempt from a Section 80 Notice, please contact a member of the Building Control Team on the number listed at the end of this guidance.
