Domestic Garages and Carports

Charges for Garages and Carports ( unless they are exempt from the Building Regulations ) depend on the floor area, and are set out in Table 2a of our General Guide to Charges, this is reproduced below for your convenience. The categories are :-

Floor area not exceeding 40m2
Floor area between 40 and 60m2

Erection or extension of a detached or attached building which solely consists of a garage or carport which is to be used in common with an existing building and is not exempt

Small Domestic Extensions

Charges for domestic extensions depend on the total floor area of the extension/s, and are set out in Table 2b of our General Guide to Charges, this is reproduced below for your convenience.

The categories are :-

  • Not exceeding 10m2
  • Exceeding 10m2 but not exceeding 40m2
  • Exceeding 40m2 but not exceeding 60m2

The respective Plan and Inspection Charge may be based on the cumulative floor area of the proposed extensions.

Loft Conversions

Table 2c of our General Guide to Charges is reproduced below, this specifies the minimum Plan and Inspection Charge for a loft conversion. This correlates to an estimated cost of work of £28,000. Where the estimated cost of work exceeds £28,000, Table 3 should be used to refer to the appropriate Plan and Inspection Charge.
