The fees for the following application types can be determined by using our Table A Calculator.

Domestic Garages and Carports

Charges for Garages and Carports ( unless they are exempt from the Building Regulations ) less than 40m2, are set out in Table A , Category 4 of our Standard Charge Tables which is available for you to download from our Charges page .

Small Domestic Extensions

Charges for domestic extensions depend on the total floor area of the extension/s, and are set out in Table A of our General Guide to Charges which is available for you to download from our Charges page.

The categories are :-

  • 1 - Not exceeding 10m2
  • 2 - Exceeding 10m2 but not exceeding 40m2
  • 3 - Exceeding 40m2 but not exceeding 60m2

The respective Plan and Inspection Charge may be based on the cumulative floor area of the proposed extensions.

Loft Conversions

Table A, Category 5 of our General Guide to Charges specifies the minimum Plan and Inspection Charge for a loft conversion. This correlates to an estimated cost of work of £35,000. Where the estimated cost of work exceeds £35,000, Table C, Category14 should be used to refer to the appropriate Plan and Inspection Charge. Garage Conversions

Table A, Category 6 of our General Guide to Charges specifies the minimum charge for a single garage conversion based on an estimated cost of works of £10000. Where the estimated cost of work exceeds £10000 i.e. double garage, please refer to Table C, Schedule 14 on our Scheme of Charges for the appropriate charge. For comparison purposes, the estimated cost of works for particular building uses, will be determined by the Royal Institute of Chartered Surveyors Building Cost Information Service.

This provides an indication of the construction costs where a detailed estimate cannot be provided. These rates should be used for calculating Building Regulation Charges. These rates are regularly reviewed and updated. Please see download below for latest information.
